New Cairns developments reshape rental market as vacancies tighten dramatically

Cairns renters face a constrained market as new development projects aim to add supply along the Northern Beaches corridor, from Smithfield to Trinity Beach.

The city's rental vacancy rate has hovered near historic lows for more than two years, according to local property managers who report multiple applications for every available lease. Queensland's median house price sits at roughly $420,000, making Cairns more affordable than Brisbane or the Sunshine Coast, but wage growth in the tourism-dominated local economy hasn't kept pace with rents.

Where the new stock is going

Developers are targeting the Smithfield-to-Trinity Beach strip, where vacant land remains available and zoning approvals have accelerated since late 2025. Several townhouse complexes and low-rise apartment blocks are under construction or recently completed along the Captain Cook Highway corridor.

The council's planning department has processed at least four multi-dwelling applications in the Trinity Beach postcode since January, according to development application records. Real estate agents in those suburbs report that pre-lease interest for completed units has been strong, with several properties securing tenants within a fortnight of listing.

What investors are watching

Australian buyers remain the dominant force, but Chinese investment is returning to the Cairns market after a lull during the pandemic, according to local agencies that field enquiry from overseas buyers. That could funnel capital into build-to-rent projects rather than single-family homes, potentially expanding the rental pool.

Tourism workforce demand continues to drive the need for rentals. With international visitor numbers back to pre-2020 levels, hospitality and retail employers report difficulty housing staff in short-term accommodation, putting further pressure on the long-term rental supply.

Property managers advise tenants to prepare documentation early-pay slips, references and rental history-before applying for properties. With new stock entering the market gradually, the imbalance between supply and demand is unlikely to correct quickly, but each completed project chips away at the shortfall.
